Rightmove vs Zoopla vs OnTheMarket: do you need all three?

Serious buyers in the UK quickly discover an annoying truth: no single property portal shows the whole market. Here is what actually differs between the big three — and why the practical answer is to watch all of them.

Rightmove: the biggest inventory

Rightmove has been the default for two decades and still lists more properties than anyone else — most agents treat it as mandatory. Its listing pages are rich: floor plans, nearest stations, and its own sold-price archive. If you check only one portal, it is this one. But "biggest" is not "complete".

Zoopla: strong data, different exclusives

Zoopla's coverage overlaps heavily with Rightmove, but some agents list on one and not the other — regional patterns vary. Zoopla's strength is data: price estimates, market trends and area statistics are more prominent, and its sold-price tools are excellent.

OnTheMarket: the underdog with early listings

OnTheMarket is agent-owned and smaller, but has one killer feature: some agents post listings there first (historically via "Only With Us" exclusives) before they appear anywhere else. In a competitive market, seeing a home 24-48 hours early is a real advantage. Its listing pages also surface tenure and council-tax details clearly.

So... do you need all three?

If you are casually browsing: Rightmove alone is fine. If you are seriously hunting — especially in a fast-moving area — yes, watch all three. The overlap is large but not total, and the non-overlapping slice is exactly where the less-contested opportunities hide.

The real problem: keeping track across portals

Three portals means three sets of tabs, three save buttons and three histories — and when you are buying with a partner, double all of that.
